Micro development
More from one lot
A micro development puts more than one use on a single lot, like an office building at the front and two rental ADUs behind it. We take investors from feasibility through delivery, and we build up to mid-size multi-unit projects.

Built for investors
A builder who starts with the lot
If you are putting capital into income-producing property, the first question is what the site can support. We answer that before design begins, then carry the project through delivery.
Talk through a siteBetter lot utilization
Mixed uses planned together from the start, so the site works harder than a single building on the same land.
Income-producing property
Office and rental units on one parcel give you more than one use to lease.
Feasibility before design
Zoning, utilities, and site constraints get reviewed first, so you know what the lot can hold before you commit to plans.
Most projects get handed from architect to engineer to builder. Ours stay with one team, from concept, design, and permitting through construction.
The design-build process
Five steps, one team
One contract and one point of contact, from the first conversation to the keys.
Step 1
Consultation & feasibility
We walk the site, review your goals and budget range, and check zoning and utilities before anything gets drawn.
Step 2
Design & engineering
Plans, engineering, and pricing come together under one roof, so the design stays tied to what it costs to build.
Step 3
Permitting
We prepare and file the submittals and work through review with Wilmington and New Hanover County.
Step 4
Construction
The same team that designed the project builds it, under one contract and with one point of contact.
Step 5
Delivery
Final inspections, closeout documents, and a walkthrough. You receive a finished building ready to use.

FAQ
Questions, answered
Straight answers on design-build, licensing, and how projects start. Don't see yours? Give us a call.
What does design-build mean?
One company handles the project from concept, design, and permitting through construction. You sign one contract and work with one team, instead of coordinating an architect and a builder separately.
What does an unlimited license mean?
North Carolina classifies general contractors by the size of project they can take on. An unlimited license means there is no cap on project size.
What areas do you work in?
We are based in Wilmington and build across southeastern North Carolina, including New Hanover, Brunswick, and Pender counties.
Do you handle permitting?
Yes. Permitting is part of the design-build process, so we prepare the submittals and work through review for you.
What is a micro development?
A small development that puts more than one use on a single lot. One example is an office building at the front of the lot with two rental ADUs behind it.
Can you look at a lot before I buy it?
Yes. Feasibility is the first step of our process, and we can review zoning, utilities, and site constraints on a lot you own, have under contract, or are considering.
How long does a project take?
It depends on the scope, the site, and permitting. We build the schedule during design, so you see the timeline before construction starts.
Do you still take on residential work?
Yes. We build custom homes and custom ADUs, and we take on major renovations and additions. For a pre-designed, fixed-package ADU, see our sister company, Wilmington ADU Solutions.
Have a site, a building, or an idea?
Tell us what you want to build. We will start with what the site can support and what it takes to get there.
